The difference between Panama City and more famous global cities is that it offers a rare middle ground: modern and growing yet still accessible to the average investor.

Panama City is the commercial center of Central America and one of the region’s most international urban hubs. It is easy to reach and set up with modern infrastructure that rivals major North American cities.
High-quality real estate, world-class health care, American-style shopping, and a wide range of lifestyle options—from Pacific-view towers to the colonial charm of Casco Viejo—make the city a magnet for foreign investors.
The city is constantly growing as it attracts opportunity-seekers from around the world. Where do property opportunities lie today?
The market is busy, with strong tourism, a high volume of inquiries, and plenty of new construction. Current dynamics are influenced by foreign buyers, including investors, expats, and people seeking residency and tax benefits.
Prices in key neighborhoods that attract foreign buyers (Obarrio, El Cangrejo, Punta Paitilla, Punta Pacifica, Avenida Balboa, and others) are rising… however, they are not rising evenly. Two buildings that sit only a couple blocks apart may command dramatically different property values.
This is because there is particularly strong demand for new construction: modern buildings with in-demand amenities, professional management, and a mix of residents and tenants.
In older buildings—those around 15 years old, with dated interiors and limited amenities—values are mostly flat.
Strong demand from foreign buyers has allowed developers to launch projects at higher prices. Prices typically increase alongside construction and sales milestones as the level of risk to the investor decreases.
Because they’re familiar to foreign buyers who seek high-end amenities, new-build projects are also easier to rent and have stronger resale potential.
The best buy for an investor in Panama City today may be a pre-construction condo packed with amenities in one of the city’s central neighborhoods.
Looking Beyond The Big City: The Pacific Coast
For investors seeking beach property, Panama’s Pacific Coast offers a range of appealing lifestyle choices, from polished resort towns with shopping, golf, restaurants, health care, and the conveniences of modern life… to quieter coastal enclaves where life moves at a slower pace, with close-knit communities where time seems to stand still.
About an hour from Panama City, a string of resorts and residential developments stretches along the Pacific Ocean. At the heart of this coastal corridor is Coronado, one of Panama’s first resort developments that is now one of the country’s top beach communities.
Coronado has transformed since its early days. Today, it attracts weekenders from Panama City, retirees, foreign residents, and vacationers and has developed into a proper town rather than a collection of beach homes. High-rise towers sit alongside low-rise communities and villas, while malls, restaurants, hotels, resorts, and even big-box stores provide convenience.
For a property investor, it’s an important combination.
And Coronado is only one piece of the picture. Further along the coast, there are more residential and resort communities, each with its own character and appeal. Some are built around beachfront living and resort appeal; others are quieter and more down to earth.
